Asset management addresses the “big picture” of the investment property or portfolio. It is strategic in nature and involves the continuing analysis and recommendations for property management, redevelopment, retention and resale. We constantly analyse the real estate cycle and movements in valuation.
The financial, leasing and property management aspects of the real estate holding are constantly examined. Some situations require detailed attention to physical considerations such as capital improvements, renovations and retrofits. Other investments may have development issues such as rezoning and site plan amendments.
Whatever the issue or opportunity, SIDEV Capital Inc. is there at every stage of the decision-making process with a well thought-out position. We take care of all financial reporting for our investors including; providing asset management reports, preparation of year-end financial statements and tax documentation and providing the budget analysis. In addition we will manage all functions of the eventual disposition including winding-up all outstanding property specific obligations.
- Property Management We deliver efficient and innovative property management solutions
SIDEV Capital Inc. (in conjunction with Gestion SIDEV Inc.) will provide senior, hands-on property management and administration services. Its mandate is to reduce costs, increase revenues and optimize the value of the buildings.
In addition to an ongoing aggressive leasing campaign; leasehold improvements, construction coordination and retail promotional plans are also managed. Construction and tenant leasehold improvement projects are properly budgeted, competitively bid and completed on schedule according to plans and building standards. Throughout any process, we ensure that quality tenant services are maintained and we understand the importance of courteous and long-term tenant relations. SIDEV Capital Inc. and Gestion SIDEV Inc. will provide the following property management services;
- Marketing and leasing of space in the property
- Negotiation and administration of leases
- Management of insurance policies
- Management of on-site human resources
- Continuing building inspections
- Negotiation, hiring and payment of suppliers and sub trades
- Management of common area expenses
- Management of work orders, tenant improvements and major repairs
- Initiate preventative physical management programmes
- Provide monthly financial reporting
- Management of bookkeeping and accounting

Sam Benatar – Principal
Sam Benatar, having over 25 years experience in real estate acquisition and development, is president and founder of SIDEV Inc. (a real estate investment and development company) and Gestion SIDEV Inc. (a real estate management company) which combined owns and manages several million square feet of office and retail space. In addition to providing the “in-house” services of his property management team, Sam Benatar brings considerable experience and strategic, institutional relationships to SIDEV Capital Inc. Over the years, he has also formed successful and long term partnerships with prominent European and American real estate investors.
Robert Berger - Principal
After graduating from the faculty of Law of McGill University and practicing Corporate and Commercial Law, Robert Berger entered the real estate industry in 1981. From 2001 to 2008 Robert Berger was a principal and partner in Lexington Realties LP, formed to invest in real estate ventures and successfully generated significant returns for its investors and partners. Most recently Robert Berger was President and CEO of Investus Real Estate Inc. a publicly listed real estate corporation trading on the TSX Venture Exchange. Over the past twenty-nine years, Robert Berger has successfully acquired, managed, sold and developed office, retail, industrial and residential properties ranging in value from $1,000,000 to $40,000,000 on behalf of his family and for third parties investors and partners.
Mark O’Brien – Vice President
Mark O’Brien has over 15 years of commercial real estate experience. He started his real estate career as a Commercial Real Estate Leasing Agent for Devencore Realties Inc., a national real estate brokerage company. Mark O’Brien then gained considerable financial experience as a Commercial Real Estate Mortgage Analyst with Merrill Lynch Mortgage Lending (now Bank of America Merrill Lynch). Most recently Mark O’Brien was a Vice President Eastern Canada responsible for managing the commercial real estate mortgage lending program for TD Bank Financial Group, one of Canada’s largest financial institutions.
